Applying
How do I apply for a unit?+
Find a unit you like on our rentals page, then click Apply. You'll fill out a single application through our DoorLoop tenant portal. One application is enough to be considered for any of our units.
What do I need to apply?+
Photo ID, proof of income (recent pay stubs, employment letter, or government benefit statement), and references. If you have a co-signer, we'll need their info too. Most applications take about 15 minutes.
How long does approval take?+
Most decisions come back within 48 hours of a complete application. We'll text or email you as soon as we hear back.
Is there an application fee?+
No. Applying with Leaso is free.
Can I tour a unit before I apply?+
Yes. You can book a showing online at any time. An agent from our team will meet you at the property.
The lease
How long is the lease?+
Standard leases are one year. After that, the lease automatically continues month to month under Ontario law unless you give notice or sign a new term.
What deposit do you require?+
Ontario only allows landlords to collect last month's rent as a rental deposit. We don't take security deposits, damage deposits, or anything else as a deposit. Last month's rent is held until your final month and applied to that rent payment.
What about a key deposit?+
We may collect a small refundable key deposit at move-in, returned when you give the keys back. Amount depends on the property.
Can I have a roommate or sublet?+
Roommates need to be approved and added to the lease. Subletting requires written consent. Reach out before making any arrangement and we'll guide you through it.
Living with us
Are pets allowed?+
Pet policy is set per property. Some of our units welcome pets, others don't. The pet rules are listed on each unit's page. Even where pets are allowed, we ask for vaccination records and a meet-and-greet.
Who pays utilities?+
It varies by unit. Some include utilities in rent, some are tenant-paid (hydro, gas, water), and some buildings split utilities proportionally. Each listing page tells you which utilities are included and which you pay.
How do I pay rent?+
Through your DoorLoop tenant portal. You can use Interac e-Transfer, pre-authorized debit, or credit card. Rent is due on the 1st of each month.
How do I submit a maintenance request?+
Open your DoorLoop tenant portal and submit a request with photos. We respond within 24 hours for routine items, faster for anything urgent. For true emergencies (no heat in winter, flooding, gas leak), call our main line at (289) 769-8764.
Who answers the phone after hours?+
Our AI assistant Sona answers the main line 24/7. She can take messages, dispatch emergency response, and connect you with our team during business hours.
Moving in & out
What happens after I'm approved?+
We send you the lease through DoorLoop for e-signature, you pay first and last month's rent, and we set a move-in date. You'll get a welcome message with everything you need to know about the property.
How much notice do I need to give to move out?+
Under Ontario law, you give at least 60 days written notice before the end of a rental period. We use the standard N9 form.
Will you do a walkthrough before I move out?+
Yes. We'll do a walkthrough close to your move-out date to identify anything that needs attention so you can address it before you leave.
